Why so many excellent investment opportunities right now?

Well, just like crippling oil prices, there are several reasons and several sources of supply.

1. In recent years, many people have paid deposits and signed contracts to purchase “off-plan” properties. Sadly some of them have overcommitted themselves and cannot now afford to complete. They’re now faced with selling at a greatly reduced price in order to recoup all or some of their original deposit. But the far greater tragedy would be if they were unable to complete, thereby losing their deposit (and maybe stage payments too).

2. Then there are those buyers who always planned to sell-on when their property was ready, thus collecting the profit on the increased property value. Unfortunately, the market is slower now and there just aren’t as many ready buyers. They too must sell at a discounted price in order to recoup some or all of their initial investment.

3. Many developers have weighed up the current market conditions and made a commercial decision to sell their property stock at a discounted price in order to free up their capital. They often need to release their funds in order to aid cash flow and continue trading.

4. Regrettably, there are times when the vendor (and this could be the developer or the investor) has not been decisive enough in the early days and they simply run out of options. When a bank steps in to force the sale of a property, their prime concern is to recover their initial loan and the subsequent discounts can be surprisingly high.
