Preliminary Searches By Your Lawyer
Your lawyer will carry out the necessary searches and checks to ensure that everything in the initial draft of the Preliminary Contract is correct.
Your lawyer will also check legal title to the land to ensure that it belongs to the developer and that no-one else has any legal claim over it.
They will also routinely carry out enquiries to check that there are no encumbrances, debts or rights of way in favour of third parties. They will also check that everything is legally registered and that planning permission and the various consents are in place.
Do remember that your lawyer is working for you so don't be afraid to ask questions if there's anything you don't understand - after all, they are being well paid for their services.
